Selling a House Starts Long Before the Sign Goes Up

One of the things I wish more homeowners knew about selling a house is this:

You don't have to be ready to sell before you call me.

In fact, I'd rather you weren't.

Some of the smoothest, most successful sales I've been a part of started months before a sign ever went in the yard. They started with a phone call that sounded something like, "We're thinking about selling sometime next year. What do you think we need to do?"

That's actually one of my favorite calls to get.

The Best Time to Call a Realtor Might Be Before You're Ready

When you know you're going to sell, it's easy to start making a list.

Paint this room. Replace that flooring. Update the bathroom. Change the light fixtures. Maybe redo the kitchen. Definitely clean out the basement.

Before long, a simple plan to get the house ready can turn into thousands of dollars and months of work.

And here's the thing: not every project is going to help you sell your house.

I've walked through plenty of homes with owners and told them, "Don't spend the money."

I've also pointed out relatively inexpensive things that I thought would make a noticeable difference when it came time for photos, showings and that all-important first impression.

That's why I like being involved early.

We can walk through the house together, talk about what buyers in the Hutchinson and Reno County market are looking for, decide what deserves your time and money, and more importantly, decide what doesn't.

We Make a Plan

If you've followed my real estate posts for very long, you've probably heard me say this before:

We made a plan.

There's a reason I say it so often.

Selling a house isn't just putting it online and hoping somebody likes it. Long before your listing goes live, there are decisions to make.

What needs repaired?

What should be updated?

What can stay exactly as it is?

Do we need to declutter?

What will make the biggest difference in curb appeal?

When is the best time to list?

What is happening in your particular price range?

And what are we going to do if the market changes between now and then?

A good plan doesn't mean everything will happen exactly the way we expect. Real estate rarely works that way.

It means we're prepared.

Your Market Is More Specific Than You Think

One of the biggest misconceptions I see is the idea that there's one "Hutchinson real estate market."

There isn't.

A starter home under $150,000 can be experiencing a completely different market than a home at $300,000. Rural acreage can behave differently than a house in town. A property in Nickerson, Buhler or South Hutchinson may attract a different pool of buyers than another property just a few miles away.

That's why the advice your neighbor received when they sold their house isn't necessarily the advice I'd give you.

Your house, your price point, your location and your timeline all matter.

And those are conversations we can have long before you're committed to selling.

Preparation Gives Us Options

When we have time, we aren't scrambling.

We can watch the market.

We can pay attention to competing properties.

We can make improvements a little at a time instead of trying to accomplish everything during one exhausting weekend.

We can have professional photography, video, floor plans and marketing ready when the timing is right.

And when it's finally time to put that sign in the yard, we're not just getting started.

We're executing the plan we've already made.

I've had sellers call me months before they were ready. We've walked through the property, talked about projects, changed a few things along the way and stayed in touch throughout the process.

Then one day, the house is ready.

The pictures are taken.

The marketing is prepared.

The price makes sense.

And we hit the market.

Sometimes that preparation results in multiple showings and multiple offers. Sometimes it simply means a smoother transaction with fewer surprises. Either way, the work we did before anyone saw the listing mattered.

So, When Should You Call?

If you're thinking about selling your home in six months, call me now.

If you're thinking about selling next spring, call me now.

If you're pretty sure you'll sell eventually but have absolutely no idea whether that's six months or two years from now, you can still call me.

There doesn't have to be a listing agreement waiting at the end of the conversation.

Sometimes the first step is simply walking through the house together and talking about possibilities.

After more than two decades in real estate, I've learned that some of the most important work I do happens long before the sign goes up.

It's the planning.

It's knowing where to spend money and where not to spend it.

It's watching the market.

It's getting the property ready.

And it's making sure that when the time comes to sell, we're ready for it.
